Available for rent now, a brand new Villa located on the shores of the beautiful Lake Annecy, French Alps. Set in the quiet and small select development of “Les Perles du Lac”, by the village of Bredannaz, and only 15mins from the beautiful town of Annecy.

The Villa enjoys fantastic views over Lake Annecy and the mountain peaks of the “Dents de Lanfon” and Col de la Forclaz.

The villa sleeps 8 people and would be suitable for couples, families, or small groups of friends.
Our villa is ideal for both summer and winter lets, whether you are looking for a family holiday, or practicing sports and activities. There are a lot of ski resorts within easy driving distance of the villa, Courcheval 80km, Meribel 70km, La Clusaz & Le Grand Bornand 40km, Megeve 45km.

Lake Annecy (French Lac d'Annecy) claims the title of France's most beautiful lake. It is the second largest lake in France and is known as "Europe's cleanest lake" because of strict environmental regulations introduced in the 1960s. It is a popular tourist destination known for its swimming and water sports. The lake was formed about 18,000 years ago at the time the large alpine glaciers. Lake Annecy is fed by many small rivers from the surrounding mountains, and from a powerful underwater source, the Boubioz, which enters at 82 m depth. The lake and the nearby mountains provide a fantastic setting and a vast playground for a range of leisure and lake Annecy outdoor activities.

The 12th century old town of Annecy itself, with its picturesque canals, buzzing shops and restaurants is also known as the Venice of the Alps.

Our Villa is located on the select development of “Les Perles du Lac”, approx 10km from the centre of Annecy. It is easily accessible from the airports of Geneva (1hr) & Chambery (35mins), Lyon (1hr 15mins) which are served by all the leading low cost airlines:

FAMILY HOLIDAYS....
The villa would be ideal for family holidays. It sleeps 8 persons and there is also a cot available for babies.

All the water sport activities you can imagine (water skiing, pedalos, boat rides, motor boat hire)

Secure and safe bike path (access 50m from villa) for cycling, rollerblading. Hire of bikes and roller blades for all ages available locally.

SPORTS & ACTIVITIES....
The location of the villa makes it ideal for practicing various different sports and activities:

CYCLING: The area is ideal for cycling, and only 50m from the villa you can access the purpose built bike path the runs alongside Lake Annecy. If you fancy some more challenging routes then the Tour de France climbs of the Col de la Colombiere, Col des Aravis, Col des Saisies, Col de la Forclaz, Col du Cormet de Roseland are all within reach.

The Savoie tourist board have marked out numerous bike routes through the region. These are signposted and are accompanied by a book of routes (supplied at the villa).

The Tour de France will be within cycling distance of the villa between 19^th and 24^th July 2008 and in June the Dauphine Libre Pro stage race will pass near by.

MOUNTAIN BIKING: The villa is a perfect base for a Mountain Biking holiday in the French Alps which offers some of the best mountain biking in Europe.

We can also supply you for hire the latest Garmin GPS handlebar mounted computer, which will guide you over a number of pre programmed mountain bike routes in the area. Ask for details.

SKIING: The villa is located within easy access to some of the best ski resorts in the French Alps. You have the choice of skiing Courcheval, Meribel, Megeve, La Clusaz and Le Grand Bornand. The advantage of not staying at one particular ski station is that you can choose a different ski station each day or go where the best snow is.

TRIATHLON: The area is excellent for Triathlon Training, Cycling on quiet & challenging roads, Swimming in one of Europe's purest lakes (100m from villa) and Running on the bike path (50m from villa).

In July there is the International Annecy Triathlon held over the Olympic distance

WATER SPORT ACTIVITIES: The Water Sports activities at Lake Annecy are second to none. You can hire both motor boats and sailing boats, or try waterskiing & wake boarding, or simply hire canoes and pedalos. The choice is endless…..

PARAGLIDING: If you fancy taking a birds eye view over Lake Annecy, then there are numerous company’s that offer paragliding and hangliding trips. Most of them take off from the Col de Forclaz, opposite the villa. From the villa you can sit on the balcony and watch them.

Bike Hire:
If you don’t want to bring your own bike due to excess baggage charges or fear of airport damage, then you can hire quality Road and MTB bikes from ourselves:

Cannondale Road Bikes: £10 per day
Cannondale / Orange MTB Bikes: £15 per day
To guarantee availability you are advised to book and pay for this in advance.

All beds are provided with duvets, duvet covers, mattress cover, pillowcase and pillowcase cover. These are to be used by all tenants renting the house. There are 2 Single Bed sizes are 90cm x 200cm, Bunk Beds mattress size 90cm x 200cm, Double Bed 160 x 200cm and Double Sofa bed 140xm x 200cm.
Sheet and towel packages are included in the booking price, please specify the number required when booking.

Cleaning Services:
Should you not wish to clean and leave the villa in the same conditions as you found it, we can offer you a cleaning service for after your departure.
Cost for this service is £100 and must be pre booked and paid for prior to arrival

Arrival & Departures:
On your arrival day the villa will be available from 5pm and on your departure day you need to vacate the villa by 1pm. Arrivals must be before 10pm and keys are to be collected from a pre determined location.

You will find the villa in clean and suitable conditions for your use, and before your departure you should leave the villa in the same clean and suitable conditions for the next tenants use. Cleaning products will be provided.

Bedding and towels:
All beds are provided with duvets, duvet covers, mattress cover, pillowcase and pillowcase cover. These are to be used by all tenants renting the house. Single Bed sizes are 90cm x 200cm and can be converted into large double beds 180cm x 200cm.
Sheet and towel packages are included in the booking price, please specify the number required when booking.
Each package consists of 1 top sheet, 1 bottom sheet, 1 pillow cover, 1 hand towel. (Per person). 4 tea towels and a kitchen hand towel are also provided.

Damages & Breakages:
All damages and breakages must be paid for. You will need to pay a £150 bond with your final payment 8 weeks before your arrival date. This bond will be returned to you within 1 week of your departure provided there have been no damage or breakage and that the villa is left in clean and suitable condition. Any replacement costs and cleaning will be deducted from the bond.

Non Smoking:
We operate a NO SMOKING POLICY. It is not permitted to smoke within any room of the Villa

Personal Items:
The owners of the villa are not responsible for the loss, damage or breakage of any items belonging to the tenant

Usage of Items:
All items found in the villa are to be used within the property, and can not be taken out of the premises.
